I did have the item but didn't make it to the exit. My 11th piece is sitting in my map now
..... and it was repaired for free for the first time.
Edit: My item was faerie dust. ... I'll have to wait now for a long time to get the next clue... wish I would've taken my time over it.

on the screen where it asks what to get, click back and go in again untill it says faerie dust.

A theory, I had played 1 game and won, then I played another game,got the item and lost and I got the parchment.

I lost my first game and got it.
I think we're on the right track with needing to get Faerie Dust - at least, that's what I had, and I got it.

after choosing ur difficulty level, keep refreshing until u're asked to get faerie dust

You can also just refresh on the first page of the game (the "Servant, I need ____" one) until you get Faerie Dust. It took a while for me.

Faerie dust... yeah, also when I won the game it was asking for that item... 
Anyway Donny had one of his fits, I had to pat him like, 15 times? All that faerie dust must be bad for his health...
